  • Sash won’t stay up or open. The balance system has lost tension or a pivot shoe has cracked. On Los Angeles hillside homes with long afternoon sun exposure, we see internal balance coil failure about two to three years earlier than on shaded elevations.
  • Condensation between the glass panes. The insulated glass unit seal has failed. Once atmospheric air and moisture get between the panes, the IGU cannot be resealed, it is replaced. This is the most common Therma-Tru repair we handle in LA, especially on west-facing walls.
