Therma-Tru Window Installation: The Los Angeles Owner’s Guide
Therma-Tru window installation in Los Angeles typically runs $220 to $480 per window for labor and materials, and most single-unit replacements are completed in one visit. If the window binds when you open it, water collects on the sill after rain, or you can see daylight through the frame, the installation has failed – not the glass. We stock Therma-Tru-compatible hardware and weather-stripping on our trucks and can match most openings same-week.
Here’s the symptom picture we see across Los Angeles County. The sash starts to sag by a quarter inch. The lock no longer lines up. A draft appears at the jamb even though the weatherstrip looks fine. What happened is rarely the window itself – it’s the installation: shims that shifted, a rough opening that was never squared, or flashing that pulled away after one too many Santa Ana wind seasons. We’ve corrected hundreds of these, and the fix is usually faster than replacing the unit.
Which Therma-Tru Models This Applies To
Therma-Tru doesn’t manufacture windows – the brand is best known for entry doors, and when owners bring us a “Therma-Tru window,” they’re almost always describing an earlier-generation sliding patio door or a sidelight assembly installed alongside a Therma-Tru door system. The distinction matters because the hardware, glazing beads, and weather-stripping are door-grade components, not standard window parts, and they follow Therma-Tru’s sizing convention, which runs in 2-inch width increments with a 5/8-inch frame depth.
Here’s what we need to match the part correctly. Look for a silver product label on the hinge side of the panel, or inside the frame channel. It lists the series number and manufacturing date. If the label is gone – common after a decade of sun exposure in Los Angeles – we measure the glazing bead profile and the frame wall thickness, and that tells us whether the assembly is a Therma-Tru Classic, Slim-Line, or a newer series. For OEM versus aftermarket: Therma-Tru still supplies original weather-seal kits and rollers, but their availability has narrowed for units built before 2015. Quality aftermarket equivalents from suppliers we’ve vetted since 2012 work as well, and cost 30 to 40 percent less than OEM when the part is out of production.
Signs Your Therma-Tru Window Installation Is Failing

- Condensation between the glass panes. The seal on the insulated glazing unit has failed, usually from constant thermal cycling on a west-facing Los Angeles wall. The fix is new glazing, not a new frame.
- The panel scrapes or binds when you slide or swing it open. The weight of the glass has caused the frame to settle, or a roller has worn past tolerance. Installing a new part without correcting the frame alignment just burns through the replacement in a season.
- Visual daylight at the frame corners in the morning or late afternoon. The installation shims have compressed, or the weatherstrip has taken a compression set. Air is moving through the opening, which means your cooling load in a Los Angeles summer is moving with it.
- Water stains on the interior sill or drywall below the unit. This is a flashing failure. Pan flashing installed without end dams, or housewrap lapped the wrong direction, lets wind-driven rain run behind the jamb. Replacing the glass won’t fix it – the installation has to come out.
- The lock or latch no longer catches. The sash has dropped out of alignment – typically a 1/16-inch to 1/8-inch sag that makes the tongue miss the strike. This is the earliest warning sign, and it’s the cheapest one to correct before the misalignment feeds on itself.

AfterReplacement Cost & What’s Included
Here’s what we see in Los Angeles, in writing. A hardware-only replacement – rollers, weatherstrip, or a manual lock assembly – runs $180 to $290 per unit. A full glazing replacement, where we swap out the failed insulated glass unit, runs $320 to $480 per panel. When the installation itself has failed, meaning the frame has to be removed, re-shimmed, re-flashed, and reset, the job runs $400 to $650 per opening depending on what we find when the trim comes off.
Every one of those numbers is a written price before any work starts. That’s Haven Clause 1, and it’s been the rule here since 2012 – the measured survey and the final invoice are the same document. What’s included: the part, the labor, disposal of the old hardware or glazing, a documented photo record of what came out and what went in, and the 365-Day Done Right Promise. If the repair isn’t done right, we make it right. If you have a written estimate from a competitor, bring it to us for a second opinion at no charge.
DIY or Call Us?

You can safely check a few things yourself before spending anything. Open the panel and look at the bottom edge for roller adjustment screws – if they’re accessible, you can sometimes raise a sagging corner half a turn. Inspect the weatherstrip by running a dollar bill between the sash and the jamb; if it slides freely in one area and catches in another, the seal is compressed unevenly. Tighten any visible hinge or hardware screws that have backed out.
What we’d stop you from doing, based on what we’ve corrected across Los Angeles: pulling the weatherstrip and guessing at a replacement profile, because Therma-Tru has used three different retainers since 2010 and the wrong one will tear in a season. Attempting a full-frame reset on your own, because the flashing details around a Los Angeles stucco exterior are exactly where water intrusion starts, and once you open that wall the failures compound. If you’ve found daylight at the corners or water staining below the sill, call us at (509) 265-6387 before you open the wall. The measurement is free, and the written estimate is yours to keep whether you hire us or not.
FAQs
A properly set installation in Los Angeles lasts 15 to 20 years, with weather-stripping and roller hardware needing replacement around the 8 to 10 year mark. The insulation and flashing typically outlast the moving parts. If your installation has failed in under 10 years, the cause is usually the original rough opening prep, not the product. Call (509) 265-6387 for an inspection and a written price – no obligation.
Most failures can be repaired – that includes shim adjustment, new weather stripping, new rollers and locks, and replacement of a failed glazing unit. We only reset or replace the full frame when the flashing has failed or the rough opening is out of square to the point it can’t economically be corrected from inside. Call (509) 265-6387 and we’ll tell you which one you’re looking at, in writing, before anything is lifted.
A hardware replacement takes one hour or less. A glazing unit replacement takes about two hours. A full-frame reset takes a half day to a full day depending on what we find behind the trim. Every visit ends with a documented photo record so you can see what was done. Call (509) 265-6387 to schedule a measured survey.
We stock common Therma-Tru weather-seal profiles, roller sets, glazing beads, and manual lock hardware on our trucks. OEM parts for pre-2015 units usually need a 3 to 5 day order, and we’ll source the vetted aftermarket equivalent when that makes more sense on price and fit. We carry the same truck stock for parts on PGT, CGI, and CWS systems. Call (509) 265-6387 and we’ll tell you during the visit which parts we have and which need an order.
