On Los Angeles hillside homes, particularly in Silver Lake, Echo Park, and Mount Washington, the house settles a fraction over the years and the door tracks shift out of level. The rollers then carry more weight than they were rated for and flatten on the bottom. We don’t just swap rollers. We first check track level with a laser and correct the reveal before any new hardware goes in. If you replace rollers without leveling, you’ll do it again in two years.
- HVH series interlayer delamination from reflected heat. PGT’s HVH (High Velocity Hurricane) series, the heavier Miami-Dade-rated line, occasionally shows delamination at the top corner of west-facing windows where the laminated glass gets hit by reflected heat off a neighboring wall or hardscape. This shows up as a small cloudy patch at the edge that spreads slowly. The unit hasn’t failed structurally, but the interlayer is degrading. This one is nearly always a replace, not a repair. We measure the opening, confirm the IG unit spec with PGT’s current iteration, and quote the replacement glass as a written line item before ordering.
- Eze-Breeze slider track sand intrusion in canyon zones. Eze-Breeze vertical sliding impact windows show up on enclosed patios across the San Fernando Valley, and the vertical track is a magnet for windblown sand and grit on canyon-adjacent homes in Studio City, Sherman Oaks, and the northern edge of the Valley. Debris packs into the track channel, the polycarbonate panel binds, and homeowners force the sash until the latch snaps. We clear the track, realign the glides, and replace broken latches with the correct profile for the panel generation. This is one of those repairs where the failure is the environment, not the product.
- PGT aluminum impact-frame installation errors from prior contractors. This isn’t a factory defect, it’s an install defect we see often enough to mention. On PGT aluminum impact windows, some contractors shimmed the frame aggressively against out-of-square rough openings and then sealed the gap with caulk alone. Parts decision: OEM vs. quality aftermarket. On PGT work, we default to factory-spec parts while your warranty is active. On some discontinued PGT series, factory parts are no longer available, and we’ll tell you that plainly, then specify an aftermarket option with equivalent ratings. You decide before we order. Some older PGT series have been discontinued, in which case we’ll tell you that in writing and quote a current equivalent from PGT’s active lineup or from CGI, CWS, ES Windows, or ECO Window Systems. You’ll know what you’re getting before we order it.
We measure first, then say what we found. If the frame is square, the glass is sound, and the issue is hardware, gaskets, or rollers, we repair. If the interlayer is delaminating, the frame has corrosion at critical points, or the unit was installed out of square, replacement is usually the better use of your money.
