Every window line has a signature. CGI’s product families have been installed across Los Angeles long enough that we can map their failure modes by neighborhood and era. Here’s what we see most often and what actually causes it:

  • Estate Collection single hungs: sash drift and sudden drop. The Estate line uses metal spiral balances mounted inside the jamb. After years of thermal cycling and coastal moisture, the balance tubes lose tension and the sash starts creeping down or dropping when released. We replace both balances on the affected sash, always in pairs, because a mismatched pair will tilt the sash and wear the pivot bar. This is a repair, not a replacement problem.
  • Targa Series 3-lite sliders: track binding and flattened rollers. The Targa horizontal roller, especially the 3-lite configuration, carries a lot of glass on two sets of tandem rollers. In Los Angeles neighborhoods within reach of the marine layer, airborne salt settles in the track and grinds the roller bearings until the wheels flatten on one side. The window binds, the operator gets rougher to turn, and people assume the frame is warped. It usually isn’t. We rebuild the trucks with new stainless tandem rollers, clean the track, and set the reveal. Our crew recently did exactly this on a pair of Targa sliders in a Santa Monica home where the originals had gone flat from years of coastal grit; on the same job we replaced the spiral balances in a 1990s Estate single hung that dropped without warning.
  • Aluminum sill corner corrosion near the coast. Aluminum and salt air are a known combination. On older Estate and Targa frames in Venice, Playa del Rey, and Mar Vista, we regularly find pitting and white oxidation at the sill corners where water pools after morning marine layer condensation. If the corrosion is surface-level, we clean, treat, and reseal. If it has eaten through the sill wall, the frame is compromised and we discuss full-frame replacement.
  • Panorama fixed and architectural units: fogging between panes. The Panorama line includes large fixed units and shaped glass that seal the view and nothing else. When the insulated glass unit’s edge seal fails, moisture gets between the panes and you get permanent haze you can’t clean. The fix is an IGU swap into the existing frame if the frame is sound, not a new window. We measure the exact sightline and order the replacement glazing to match.
  • Classic vinyl single and double hungs: weatherstripping compression and air infiltration. Vinyl frames expand and contract through LA’s hot-day, cool-night cycles, especially inland where Santa Ana winds push UV and heat against the frame. The original weatherstripping compresses, and the window develops a draft at the meeting rail. We replace the weatherstripping with a matched-profile material and re-set the sash to close cleanly. It’s a smaller repair that restores most of the window’s original performance.

We lean toward repair when the frame is square, the glass is intact, and the failure is in the hardware or the seal. We recommend full-frame replacement when the aluminum frame shows structural corrosion, or when you want to upgrade from a non-impact CGI line to an impact-rated system that meets current code. The decision gets made on the evidence of the frame reading, not on what’s easier to sell.     Repair or full-frame replacement.
