Which CGI Models This Applies To
CGI’s most common lines in Los Angeles homes are the Estate Collection, Targa, and Sentinel series, plus the older Classic and 9500 lines still found in pre-2016 builds. The Estate and Targa lines share balance and roller geometry across several widths but differ by frame depth, so a balance that fits a 3-foot Estate sash will not fit a Sentinel without an adapter. How to identify what you have: open the sash and look at the sticker on the top or side edge of the frame. You’re looking for the CG number, the series name, and a four-digit date code. If the sticker’s gone, we measure the visible glass width and height, the frame depth at the sill, and the balance shoe width. That tells us the series family. We recommend OEM for balances, locks, and tilt latches on CGI because their tolerances are tight. For weatherstripping and glazing beads, quality aftermarket equivalents hold up just as well and cost 20 to 30 percent less.
Signs Your CGI Window Installation Is Failing

- The sash drops or won’t stay raised. This is a balance failure. In Los Angeles, the coil or block-and-tackle balance fatigues faster on west-facing windows, where afternoon heat cycles the steel. It’s not you; it’s physics plus exposure.
- You can see daylight or feel air at the meeting rail. The weatherstripping or the interlock has worn or warped. On CGI units, the interlock is part of the frame extrusion and can’t be replaced separately from the sash. We replace the sash rather than patch it.
- The lock catches but won’t fully engage. Usually the keeper on the frame has drifted or the lock pawl is bent. On CGI Targa and Estate units, we can correct the keeper with a shim and alignment. If the pawl is damaged, it’s a new lock set, about $40 to $70 in parts.
- Condensation between the panes. The seal has failed and the argon or krypton fill has leaked. That’s not repairable in the field; the insulated glass unit gets replaced. In Los Angeles, the seal life on a CGI unit is typically 12 to 18 years, and closer to 12 on south- and west-facing walls without much overhang.
- Water staining at the sill or below the window in the drywall. This is rarely the window itself. It’s usually failed perimeter caulking or a missing head flashing above the frame. We find this on Los Angeles stucco exteriors more than any other wall type, and we repair it as part of the install rather than leaving you to chase a separate contractor.

A sash that drops unexpectedly can break glass or fingers, and a tensioned spring balance under the jamb is a loaded part best released by someone who works with them weekly.
