CGI Window Replacement: The Los Angeles Owner’s Guide
CGI window replacement in Los Angeles typically runs $850-$2,400 per window installed, depending on the series, glass package, and whether the frame needs rebuild work. We stock CGI-compatible sashes, balances, rollers, and glass units on our trucks, and we can match most CGI models same-week. Most owners discover a failed part the way you probably just did: a sash that won’t stay up, a crank that spins without moving the vent, or fogged glass in a window that’s only six years old.
If you bought a home built between 2015 and 2025 in Los Angeles, there’s a good chance CGI windows came standard. High-end coastal builders, especially up in the Palisades and down toward San Pedro, specified them for the impact ratings. The parts inside them are serviceable. That’s what this page covers.
Which CGI Models This Applies To
CGI’s line breaks into three families you’ll see in Los Angeles homes: the Estate Collection (aluminum, heavier frames, common in mid-rise condos), the Targa Series (also aluminum, more residential, often in Spanish-style homes), and the Estate Series impact casements and horizontals that dominate coastal rebuilds. The model tag is usually etched on the frame interior, lower corner or top of the sash. If it’s worn off, the glass spacer between the panes carries a date code and sometimes the series number.
Here’s the compatibility gotcha we see weekly: CGI changed its balance shoe design around 2018 on the Estate Collection. A balance ordered from a generic catalog for “CGI Estate” will fit pre-2018 units and bind on newer ones. We read the date code before ordering anything. OEM parts carry a warranty but run 30-50% more than quality aftermarket equivalents from the same extruders CGI uses. For rollers and locks, aftermarket is almost always the better value. For balances and impact glazing, we spec OEM unless the opening is post-warranty and the homeowner wants the savings in writing.
Signs Your CGI Window Replacement Is Failing

- Sash drops or won’t stay open. The constant cycle of Los Angeles afternoon sun heating the west-facing frame and cool nights contracting it wears coil balances faster than in milder climates. A window that slams shut is a balance system at end of life, not a cleaning issue.
- Crank spins but the vent doesn’t move. The operator gear teeth strip, especially on casements that get opened daily facing the ocean breeze. You’ll hear a smooth spin with no resistance, or feel a grinding when the last teeth catch.
- Fog or moisture between the panes. The desiccant in the spacer has failed, and the seal is gone. Los Angeles’s inversion layer holds humidity against glass longer than you’d think, and failed seals show up as a haze you can’t wipe off either side.
- You can see daylight at the sill or jamb. Frame settle, stucco work, or a failed corner key lets the opening relax. The weatherstripping then gaps, and hot air moves through with a pressure you can feel on windy days.
- Lock won’t engage or the handle flops loose. The tie-bar lock or keeper on sliders wears first on the side that takes the daily open-close abuse. On impact-rated CGI, a lock that won’t engage means the window is no longer doing its impact job either.

AfterReplacement Cost & What’s Included
| Service | Typical Los Angeles Price Range |
|---|---|
| Balance replacement (single hung, per window) | $180-$320 installed |
| Casement operator and crank set | $240-$410 installed |
| Roller and track rebuild (slider, per panel) | $220-$380 installed |
| Full sash replacement with glazing | $600-$1,100 installed |
| Complete window unit replacement | $850-$2,400 installed |
The spread depends on whether we’re replacing a hardware component or the entire sash, and whether the existing frame can be reused. On homes in Sherman Oaks and Studio City where CGI Estates were installed without sill flashing, we often find frame rot at the bottom corners that has to be cut out and rebuilt before the new unit goes in. That’s the difference between an $850 job and a $1,900 job, and we’ll show you the rot in the photo record before we touch it.
Every CGI replacement we do in Los Angeles gets the same written price before work starts. That price includes the part, the labor, the disposal of the old component, and the photo record of the finished work. No change orders unless you direct us to do something different after we open the wall. Our workmanship warranty covers the install for 365 days under the Haven Standard, and if it’s not done right, we make it right.
DIY or Call Us?

You can safely check the basics: read the model tag or date code, test the sash in both directions, and take a photo of the symptom. What you shouldn’t do is pull a coiled balance or torque a casement operator apart. The tension in a loaded coil balance can rotate a screwdriver out of your hand and into glass. Same with impact-rated sashes, they’re heavier than they look because of the laminated glass, and a dropped corner does real damage to tile or a kid’s hands.
What we find in Los Angeles, especially on hillside homes in Silver Lake and Echo Park, is that homeowners call after a YouTube repair attempt left them with bent tracks or a stripped screw boss in the frame. Fixing that adds $80-$150 to the original repair. If you want to know exactly what’s wrong before deciding, call us at (509) 265-6387 and we’ll give you a measured diagnosis in writing. That’s free, and it’s what Haven Clause 1 exists for.
FAQs
CGI frames last 25-35 years here; the hardware inside lasts 8-15 depending on sun exposure and coastal salt air. Plan on balance or roller service once per window in its life, more on west-facing walls. Call (509) 265-6387 and we’ll date-code your units and tell you where they are in that curve.
Yes, hardware-level repairs (balances, operators, rollers, locks) are common and cost $180-$410 per window in Los Angeles. If the frame is sound and the glazing is intact, you’re replacing a part, not a window. Bring us a photo of the model tag and symptom, and we’ll tell you which side of that line you’re on.
A hardware replacement takes 45-90 minutes per window once the part is in hand; a full sash or unit replacement takes 2-4 hours including trim and cleanup. We quote a single appointment window in writing, under Haven Clause 2. Call (509) 265-6387 and we’ll give you a written scope with the appointment time on it.
Our Los Angeles trucks carry common balances, operators, rollers, and locks for CGI’s three main lines; impact glazing and full sashes are ordered same-week from the same suppliers CGI uses. If we don’t have the exact part on board, you’ll know before we schedule, in writing. We also stock parts for PGT, CWS, and ES Windows.
Measure once, write it down, then measure again. That’s how we’ve approached every CGI window we’ve opened in Los Angeles since 2012, and it’s why our measured survey and your final invoice are the same document.
Call (509) 265-6387 for a free, written estimate on your CGI window replacement. A live person answers, day or night, and the price you get is the price you pay.
